Army Welfare Housing Scheme (AWHS) recently approved as Defence Housing Authority Islamabad is a welfare project of Adjutant General's Branch. It aims at provision of development of residential plots to serving/retired officers,widows and familes of Shaheeds at no profit basis. The scheme at the moment is spread over an area of about 20,723 Kanals with approximately 10,000 members and has the potential to expand further. So far the scheme has two Phases i.e Phase I,Phase I Ext, Phase II and Phase II Ext along River Soan and in Kahuta Triangle respectively. The two Phases are not contiguous and are approximately 3 KMs apart. By the grace of " ALLAH" the development activities are completed except in two Sectors of Phase II including sector D & G, which will be completed shortly. Both the Phases are opened for possession and construction. Sale purchase of the plots is on increase and scheme has come up as one of the best.

Phase I

Phase I is situated in the serene and picturesque loop of Soan River close to Grand Trunk (GT) Road having typical terrain of the Potohar. Phase I is spread over an area of 6700 Kanals which is divided in 2378 Residential plots of one Kanal each, out of these 1200 have changed hands. This phase is fully developed with all services including Sui Gas and Telephone functional and available for residents. Construction activity is in full swing; 102 families have occupied the houses while 142 houses are under construction. Following facilities have been developed for the residents:-

  • Defence Park with 130 feet shooter and 65 feet high water fall - Unique not only in the country but first ever in the twin cities of Islamabad - Rawalpindi.
  • Perimeter fence all along the boundary along far bank of River Soan.
  • Shopping plaza (Defense Mall) with 30 shops.
  • DHI offices on Ist Floor of Defence Mall.
  • Jamia Mosque for 1000 persons.
  • Sector Mosque (Shafi Masjid) for 300 perso
  • Mini Shopping Complex (Sector Shops) catering for daily utility items of the residents.
  • Water purification plan.
  • Jogging track.

 

Phase II

Phase II is located in the famous Kahuta Triangle with one side resting along Islamabad Highway while other along Grand Trunk (GT) Road while the apex is at Riwat and base runs parallel to Soan River. A typical potohar undulation with beautiful view having nine entrance/exists from all three sides for better accessibility and excellent traffic flow. Phase II comprises of 14023 Kanals having 8000 plots approximately, majority of which are of one Kanal while only 500-600 are of ten Marlas. So far approximately 3808 plots have changed hands. Development progress is in full swing which is right on schedule. Possession has been opened with effect from 21 Aug 2004 for construction. This phase has best of specifications no where seen in any part of Pakistan todate:-

  • 40 feet wide streets and 130 feet wide Boulevard with green belt and foot paths of tough pavers of varied pattern and different designs for each sector.
  • 130 feet Boulevard are provided with service roads on both sides and storm water drain while other streets are designed in a manner that rain water would flow over roads/streets before accumulating in rain drain nullah which is made of RCC and runs through centre of the phase and discharges into Soan River.
  •  Under ground electrification.
  •  Waste water treatment plant and recycling for irrigation purposes. For this purpose an elaborate irrigation system is being designed based on drip system and sprinklers system technology.
  •  Pre fabricated boundary wall with Entry gates asthetically designed to enhance security and privacy of the residents.
  • Asthetically designed overhead water tanks, tube well rooms, pump rooms, chlorinator rooms and bus stops.
  • Main commercial areas planned on periphery of Sectors and along Islamabad Highway as well as Grand Trunk (GT) Road.
  • Each Sector is provided with utility area comprising following and is within walking distance of the residents:-
  • Sector shops catering for daily utilities.
  • School from Montessori to Cl V .A Gymnasium to be used by resident after school hours.
  • Dispensary/medical clinic with pharmacy.
  • Mosque for 300/400 persons including separate prayer area for females.
  •  Children park.
  •  Four higher schools/college level studies while one would cater for university level education. This includes one school for special children.
  •  A monumental and prestigious Jamia Mosque for 7500 persons including separate prayer area for females.
  •  Hybrid Fibre Coaxial (HFC) broad band access network for communication; no where presently laid anywhere in any housing society in Pakistan and is valid advance technology for next 20/25 years.
  • A Club, Community Centre and sports complex of international standard for 4000 members.
  • Planned horticulture activity through a Malaysian firm.
  •  Entertainment park and hospital.
  •  European Standard Highly Integrated System (HIS) Grid Station for un interrupted power supply.

 

 

Future Project Planned Phase-1

 

  • Soan Marina
  • Development of Soan Marina has been designed and planned by Ghandara Consultants while negotiation with foreign/local investors are well on their way to good progress. Project is being sold to the investor/group with better terms. Five/Six kilometers of Marina drive is planned which consists of five/six high rise apartment sites with beautiful view of Soan River and surroundings, picnic areas,
  • Entertainment parks, bird sanctuaries, water sports facilities, restaurants and jogging track.
  • Multi Storey Flats
  • River View Resedency at Site 1 of Soan Marina has gone for construction w.e.f Dec 2004 while project will be announced for applications during April/May 2005. Army officers will be given 15% share quota.
  • Club/Community Centre
  • Defence Club,
  • Community Centre and Sports Complex have been planned at the site of Village Tullah Morah.
  • Development of Lake
    Lake
    in water works area is being developed as part of Soan Marina.
  • Construction of Bund
    Right flood protection Bund in Sector "E" is being integrated into
    Marina Drive.

 

Future Project Planned Phase-11

  • High Rise Apartments
    The project has been sold to Al-Ghurair Giga Group of
    Dubai who are planning to construct 18/19 towers of twenty five storeys to house High Rise Apartment. Construction is likely to commence in March/April 2005
  • Projects Through MaxCorp (Malaysia
  • Mortgage Finance Housing Project
  • Mortgage Finance Housing Project is a Joint Venture with MAXCORPS Properties (Pvt) Ltd, a Malaysian Company headed by Mr Anaur Adam in collaboration with local banks, will be launched for the members of DHAI soon. Negotiations have been completed and modalities are being worked out.
  • JACARANDA Family Club, Community Centre and Sports Complex spread over 180 Kanals approximately. Foundation stone laying ceremony for the club was held on 18 Aug. The Family club with its unique feature will Inshah Allah be completed by Dec 2005. It is a turn key project which has been awarded to MAXCORPS Properties (Pvt) Ltd.
  • Development of Condominiums over 23 acres of land adjacent to Commercial belt High Rise Apartments / Condominiums are planned over 14 Acres of land in the Commercial Belt with Islamabad high way
  • Sec Utility Areas
    Sector Utility Areas have again been designed by MAXCORPS and construction work shall start soon. These utility areas in all the Sectors will greatly facilitate the residents by meeting their daily utility requirements within walking distance. Every sector utility area will comprise of one school from Montessory to Class V, one mosque for 300 persons, one park and one shopping plaza of 28 shops.
  • Land Scaping
    Provisioning of neat and clean environment is an area of special focus and top priority with us. For the preservation of environments and land scapping of highest standard, we have hired the services of Malaysian experts.. We are also installing a modern Waste
    Water Treatment Plant with the help of a firm from
    Thailand or UAE (Propsals are being scrutinized).
